New $350 million waterfront community coming to East Naples

A few months ago, The Halcyon Residences & Marina development quietly won Collier County's approval.


At a meeting Sept. 23, county commissioners approved a rezoning for the mixed-use planned development in East Naples as part of their summary agenda. The summary agenda, reserved for non-controversial matters, is voted on in one fell swoop, without discussion.


The development required a rezoning of an 8.27-acre site, made up of multiple parcels, where only commercial uses had been allowed, in an area known as the Gateway Triangle, named for its pizza-like shape.


In mid-November, more detailed plans were unveiled.



The five-story luxury condo development will offer 66 estate-style homes, priced from $2.995 million to $7 million, featuring water views, private marina slips, and exclusive lifestyle amenities and services. The site overlooks a wide canal, with access to the Gordon River, out to the Gulf of America, minutes away.


The condos will be built at 1933 Davis Blvd. on property that once housed a pawn shop, next to a decades-old private marina that will become a central part of the new development.


The development is a huge investment: With an estimated price tag of $350 million. It's a joint venture between Henley US, the Florida based arm of Henley Investments, a $4 billion-plus international real estate investment firm, and Naples-based Gillette Development.


County staff and the county's planning commission both recommended approval of the project, which faced no opposition from neighbors.


"That's a good feeling to know the community is behind the project, and we are doing things right," said Gavin Gillette, principle of Gillette Development.


He added: "You're always waiting for the shoe to drop, if you will, and it just never came. Staff was great."


The developers agreed to a trip cap limiting traffic to and from the site and addressed neighborhood concerns about the expansion of the marina through concessions, including by agreeing to add cameras to help monitor activity, and to limit the water-based uses, including prohibiting liveaboards and Jet Skis from mooring at wet slips, or anchoring in the canal or marina basin.


With the development, Gillette, a long-time Naples resident, said he looks forward to improving the triangle area, which the county has long targeted for revitalization and renewal. He and his partners at Henley both have close ties to Naples, having owned homes in the area for decades.


Emma Rickwood, the chief marketing officer at Henley Investments, said she's owned a home for more than 30 years in Naples, and she's a seasonal resident now, only because her "day job" doesn't allow her to live here full-time.


"If you asked me to name my favorite place in the world," she said, "it's going to be Naples."


With Halcyon, she and Gillette emphasized the objective is to offer something more unique in the market, larger condos that live like single-family homes in a community setting for like-minded people who enjoy boating and recreation, close to the beach.

Floor plans will range from 2,190 to 3,375 square feet under air. Layouts will include everything from a two-bedroom, plus study, to a four-bedroom, with four-and-a-half bathrooms.


The size of the residences will ensure "you don't feel like you're living in a little rabbit hutch," Rickwood said.


All of the condos will have windows on two to three sides to maximize natural light and will include private terraces with direct water views and outdoor kitchens. Interior features will include private penthouse-style elevator access, butler pantries, laundry rooms, custom cabinetry and natural stone finishes.


"We are not an urban product, with a sprawling clubhouse," Gillette said.

Outdoor amenities will include a resort-style pool with cabanas, a 400-foot dog run and a putting green.


Indoors, there will be a "sky deck" above the lobby with pickleball and padel courts, a golf and VR game simulator and a double-height, state-of-the-art fitness and wellness center – complete with an indoor climbing wall. Padel is a racket sport similar to tennis and squash on an enclosed court.


There will be a spa and studios for yoga, Pilates and other group exercise, plus a Captain's Club – an indoor/outdoor bar and entertainment spot – with an adjoining speakeasy.


"With the marina being there, it's just such a unique piece of property," Gillette said. "They don't make marinas anymore. That's kind of what they say."


The flexible zoning allowed in the Gateway Triangle area allowed for the project, he said, including increased residential density, from what otherwise might be allowed.


"We turned the site inside out, studied a lot of different avenues we could take here. We really believe this is such a special piece of property to bring condos to. We couldn't pass up the rarity of having a marina and waterfront living," Gillette said.


The boat slips will be available for lease to the community's buyers. The marina will also offer premium boats and curated experiences to residents.


"This waterfront development is more than a project – it's a rare opportunity to contribute to the fabric of a town that values beauty, connection and quality of life. We're creating something timeless for people who want to live well and feel rooted," Gillette said.

The development will include three guest suites with private balconies, for use by the friends and family of residents.


Sales will begin in January, through an on-site "immersive gallery."


"We think about 70% of our buyers will already be familiar with the Naples market, as permanent or seasonal residents," Rickwood said.


The "Mamdani effect," she said, referring to the election of Zohran Mamdani as New York mayor and its fallout, could bring more wealthy Northeasterners to Naples, in search of "a much more enjoyable experience than they currently have" and the waterfront development might be just what they're looking for in a new home.


Construction is expected to begin in 2027, with an anticipated completion in late 2029.

"It's really a component of sales," Gillette said. "I think we'll have a lot better idea here in the coming months when we will be breaking ground."
