$350M Halcyon Marina Project Planned for East Naples

A $350 million waterfront development featuring 66 luxury homes and a 120-slip private marina is slated for Davis Boulevard in East Naples.


The Halcyon Residences & Marina, which will be built on the site of Capital Pawn and Brookside Marina, at 1933, 1945 and 2015 Davis Blvd., will feature two mid-rise towers connected by a glass atrium surrounded by lush outdoor gardens and amenities that include a resort-style pool, pickleball, a wellness fitness center and guest suites for visitors.


Developers expect to break ground in 2027, with completion in late 2029. The 39-slip 1970s era Brookside Marina, which has a lease with Freedom Boat Club and direct access to the Gulf through a canal, will be renovated and 73 more slips will be built.


It’s a joint venture between Henley US, the Florida-based arm of Henley Investments, a $4 billion-plus international real estate investment firm, and Naples-based Gillette Development. Naples-based Dawn McKenna Group will launch an immersive sales gallery in January for the 2,190 to 3,375-square-foot condos that range from two-bedroom estate style homes with studies to 4-bedroom, 4½-bathroom penthouses. They’ll sell for $2.995 million to $7 million.

The lead architect is Matthew Kragh, of Naples-based MHK Architecture, who is known for an elegant coastal-modern style, while Naples-based interior architect Megan Sherwood, of Megan Sherwood Designs, will emphasize natural light and a seamless flow between indoor and outdoor living.


Records show a demolition permit was approved in September, following 6-1 approval by the Bayshore/Gateway Triangle Local Redevelopment Advisory Board this spring, and a unanimous recommendation by the county Planning Commission in August.


A month later, the Board of County Commissioners unanimously approved rezoning roughly 8.27 acres of commercially zoned property in the Gateway Triangle Zoning Overlay-Mixed Use District to a Mixed Use Planned Unit Development, Davis Brookside MPUD; about four acres are submerged.


The approval was on the summary agenda, where projects without neighborhood opposition don’t require a public hearing. County staff noted the land is near the Gateway Triangle’s “catalyst project” and “will further the goal of redeveloping the area.” Traffic engineers estimate 50 trips during peak hours.


One property is owned by 1933 Davis LLC, while Naples Marina Holdings LLC owns the five others on the north side of Davis Boulevard, about 575 feet east of U.S. 41 East. The properties are under contract to be sold to Project Brookside JV DevCo LP, a Delaware corporation.


The developer agreed to allow one boat slip to be used by law enforcement and to add security cameras to the marina, in addition to providing cameras to nearby residents on a first-come, first-serve basis. The developer also agreed to honor Freedom Boat Club’s lease. The club gives its members access to a diverse fleet of boats at an affordable cost, with monthly membership fees.


Each home is designed with windows on two to three sides for maximum natural light and will include extensive private terraces with direct water views and outdoor kitchens. ​​Interior features include private penthouse-style elevator access, butler pantries, laundry rooms, handmade custom cabinetry and natural-stone finishes. Marina concierge services will offer premium boats and curated experiences.


Capital Pawn at 1933 Davis Blvd. is among the properties slated for demolition to make way for The Halcyon Residences & Marina.

Developers say the 55,000 square feet of private amenity space is the “largest amenity footprint on the market,” offering wellness and fun. Designed around an active and holistic lifestyle, The Halcyon will feature a skydeck with a pickleball and padel court, a golf and VR game simulator, and a double-height, state-of-the-art fitness and wellness center with an indoor climbing wall. Residents also will have an on-site putting green and dog run.


Spa facilities will offer holistic treatments and dedicated studios for yoga, Pilates and movement. The resort-style infinity-edge pool overlooks the marina and will feature private poolside cabanas and marina dens, with a double-height Captain’s Club and speakeasy. For visiting friends and families, The Halcyon will offer three guest suites with private balconies.
